230514001475 - Application for the Renewal of the Environmental Clearance Certificate (ECC) with respect to the Proposed Mwale Mwiya Park Development on Erfs Nos. 5798 to 5867 and Erf 1014 Remainder, Old Musika Area Katima Mulilo Townland, Zambezi Region.

The Proponent (Foresight Group Namibia (FGN) (Pty) Ltd is applying for the renewal of the Environmental Clearance Certificate (ECC) with respect to the proposed Mwale Mwiya Park Development on Erfs Nos. 5798 to 5867 and Erf 1014 Remainder, Old Musika Area, Katima Mulilo Town Centre, Zambezi Region. The proposed Mwale Mwiya Park Development is centred on an artificial lake with islands and canals covering the current Old Musika flood canal or swamp zone within the project area. It is the intention to create an attractive modern and sustainable urban lifestyle living environment including high standard business and recreational environment, using the open water lake as main orientation feature. The proposed Mwale Mwiya Park Development will comprise: 1. The development will include a manmade lake with islands and canals as well as a unique park with landscaped gardens, car parks, kiosks, sitting areas, picnic areas, waterfalls, water features, and kids playing grounds, recreational grounds and walkways (Figs. 2.3 and 2.4). 2. Residential uses: Housing will be provided in the form of: (i) Single residential erven all larger than the minimum allowable size of 300m². Erf sizes vary from ±400m² to ±750m². The housing development will comprise a variety of designs ranging between 2–4-bedroom houses, with the houses nestled around the lake (Fig. 2.4); (ii) Higher density townhouses, to make optimally use of the natural terrain and views over the manmade lake. The aim with this residential component is to create an affordable, modern and sustainable urban living environment (Fig. 2.5), and; (iii) A lodge and self-catering short-term accommodation and apartments aimed at tourism. 3. Commercial and business development: in this component commercial, shops and office space, mid-lake restaurant and conference centre, and various restaurants and cafés are included 4. Recreational facilities: these facilities will include a swimming pool, fitness centre and gymnasium, indoor and outdoor sports facilities, library, social areas and function suites. 5. Cultural amenities: the Zambezi Region is home of mixture of five tribal groups. The focus of the cultural development is to incorporate a cultural village, a traditional grand fireplace on an island, a museum and craft market. The cultural village will be a hub of living cultural recourses reflecting the beliefs, customs and the way of life of the various tribes in the Zambezi Region. The development will be supported by scheduled cultural performances, ecotourism and adventure tourism. Mwale Mwiya Park Development is planned to create a sustainable living and business environment. It is design to harmonies with its surrounding eco-positive peripheral lake, landscapes, terraces, canals, walkways, water features and gardens.
